Owners’ comments
Conditional purchase offer accepted. Visits temporarily suspended.
Rare opportunity. This triplex has a lot of natural light and a huge yard. It is located on a quiet street, only 100 feet from Angrignon park (third largest park in Montreal). It is located one block from a small neighbourhood school (Saint-Jean de Matha - French - one of the city's best schools according to annual surveys).
The house is within an eight-minute walk of the metro (Angrignon and Monk) and a five-minute bike ride from André Laurendeau Cégep. The autoroute 20 is a few minutes away. The Desjardins caisse, bank, drugstore and food stores are only a few blocks away.
The first floor apartment is a huge 6 1/2 (three closed bedrooms and 1,336 square feet of living area) with wood moldings, plaster moldings on the ceiling and beautiful hardwood floors. The kitchen has linoleum. There are windows on three sides of the property, so plenty of sun all day long. This apartment is heated with hot-water radiators, which are recognized among the best (most comfortable) types of heating.
The yard is a sort of miniature Garden of Eden, with two types of cherry trees, one pear tree, wild raspberries and blackberries. There is also a pergola covered with vines that give an enormous amount of edible grapes. A dozen small and medium-sized trees circle the lot. The front yard has five rosebushes, with roses from May to October.
The second floor has two 4 1/2 apartments, with excellent tenants. On the second floor, the heating is provided by electrical baseboards, and it is paid for by the tenants. There is a basement with its own access, which the current owner uses for storage purposes.
Overall, this house has had only two owners. Since it was built in 1959, it was on the market twice, namely in the fall of 1991 and now, in 2011. It may not remain on the market for long.
